Every week I go looking for what data-center leasing, tower demand and warehouse rents will do next. This week the podcasts barely bothered with the REITs themselves (none of the big landlords reported) and instead spent their energy on the one thing that decides whether any of these buildings ever earn a dollar: electricity. The through-line was blunt. There is more demand for compute than there is power to run it, the money going into the buildout keeps getting bigger, and a growing chorus of smart, credentialed people think a chunk of it will be wasted. All three can be true at once, and this week they were.

## TL;DR

## What's new

Data centers have requested **435 gigawatts** of new connections, "90% data centers," to a grid "that has never delivered more than 85 gigawatts at once," and they want it inside five years. His line: "100 years to get to where we are today, and then in five years we want to 5X it… it's just not going to happen." Why it matters even if you already assumed the queue was inflated: the strain is showing up in equipment prices. Rhodes, who also sits as a commissioner for Austin's municipal utility, said transformer prices are up roughly **200%**, wire about **180%**, and switchgear "two to three X" versus a couple of years ago: "if you thought inflation on eggs was bad… transformers, it's like 200%." One Texas transmission provider that used to run one large-load study at a time now has **280 going at once**. That cost inflation lands directly on development yields for anyone building a data center, and eventually on the rate base everyone else pays into.

Two comments matter for anyone underwriting landlords. First, the hyperscalers are tough customers, not desperate ones: "the hyperscalers are not giving anyone a deal… maybe on the upper end of fairness on pricing." Second, on the fear that tech giants will build their own power and cut the middlemen out, Bilicic thinks that's temporary: it will be "much more aberrational to see the hyperscaler vertically integrated into power," and "almost all of these projects will have a strategy to be connected to the grid." He also dropped a fact worth remembering when someone tells you gas peaker plants are the answer: "a peaking gas plant is much more expensive than a renewables asset partnered with batteries."

And a detail cooling investors will like: at these chip temperatures, "you need cooling pretty much everywhere," down to the cables and transformers.

**And the bears finally had a big week.** More on this below, but the headline is that three separate, credible voices (a legendary short-seller, a widely-read tech critic, and the founder of Interactive Brokers) all argued the returns on this spending are deteriorating and some of it won't pay off. When the skeptics start naming numbers, it's worth listening.

## The debate

This is the debate that actually matters for landlords, and this week both sides showed up with real arguments rather than vibes.

**The bull case: scarcity is the moat.** If power is the true bottleneck, then whoever already has electrons, land and a working building has enormous pricing power, and that's the REITs' whole pitch. The demand side is not in question: OpenAI consumes everything it can plug in, Meta is so capacity-hungry it's willing to arm a competitor to defray its bills, and Morgan Stanley keeps *raising* the spending forecast. In a world where power arrives years after demand, the scarce asset, a powered, cooled, connected building, is exactly what data-center landlords own. Bilicic's "growth pays for growth" point reinforces it: regulators are largely letting utilities charge the data-center developers for the infrastructure they need, which keeps the buildout funded.

He also flagged a subtle shift in the flow of announcements (stocks have started falling, not rising, on new data-center deals) and noted that "almost everybody" in the ecosystem outside the profitable hyperscalers is burning venture money to build. **Where I come out.** The bull and bear cases aren't actually contradictory, and that's the useful insight this week. Demand is real and power is genuinely scarce, that's great for whoever owns the plug *today*. But the returns on the marginal dollar are falling and the financing is getting more creative (off-balance-sheet vehicles, hyperscalers subletting to rivals, neoclouds funded on short contracts), which is exactly how a real boom sets up its own oversupply. For landlords, the split screen is: near-term pricing power and full buildings, versus a back half of the decade where a wave of "speed-to-power" capacity finally arrives and the marginal deal gets worse. The tell to watch, per Chanos, is that incremental-return number and whether announcements keep getting sold.

**Prologis (PLD).** The one landlord that actually reported this week did so well.
