Two weeks ago the debate in this newsletter was whether hyperscalers would keep spending. Last week it shifted to how they were going to pay for it: the debt, the leases, the accounting. This week the two questions collapsed into one very specific event, and it happened on live television.
On Monday night, Jensen Huang, the CEO of Nvidia, sat at a table with the heads of the six largest money managers on earth (Apollo, Blackstone, BlackRock, Brookfield, Goldman Sachs and KKR) and announced a plan to line up more than $500 billion to finance the AI build-out. The pitch was not that Nvidia needs to borrow money. Nvidia is drowning in cash. The pitch was much stranger and much bigger: that the chips themselves (the graphics processing units, or GPUs, that do the math for AI) should now be treated as a financial asset class, like real estate or bonds, that pension funds and insurance companies can lend against.
That single idea is the story of the week, because almost everyone on the podcasts agrees it matters, and almost no one agrees on whether it is a sign of strength or the sound of a bell ringing at the top. This issue walks through both sides in detail, because the disagreement is unusually concrete and unusually testable. We also have the first real crack in a story that has been dark for weeks (an optics company CEO finally spoke, and what he said was striking), plus fresh operator numbers from the "neocloud" rental companies, a $38 billion memory bet, and a bubble bear who thinks the math breaks even if everything goes right.

- Optics finally speaks: after weeks of silence, Lumentum's CEO Michael Hurlston went on CNBC and said demand for the high-power lasers that move data inside AI data centers is "incredible," that the company is more supply-constrained than three months ago, and that orders are booked out to 2029 on take-or-pay terms. The stock is up more than 620% on the year. (Squawk on the Street, Aug 12)
- Neocloud operators put up numbers: CoreWeave's CEO said the company added $25 billion of new contracts in five weeks, roughly its entire backlog from a year ago, and that even five-year-old chips are now being rented out to 2029 "at full freight." But its debt still yields ~11% and some of its loans are priced in junk-bond territory. (Squawk on the Street, Aug 12; Motley Fool, Aug 12)
- Memory: SK Hynix committed $38 billion to two new Korean plants after losing the DRAM crown back to Samsung (26% share vs 39%). One hyperscaler CEO reportedly said the industry needs "a new word for price gouging." (Elon Musk Podcast, Aug 11; Equity Mates, Aug 10)
- The sharpest bear case: investor Paul Kedrosky argues the build-out is now bigger than any U.S. infrastructure boom except World War II rearmament, and that it breaks even if AI works, because the product these data centers make (AI "tokens") is getting 70-80% cheaper every year. The Big Development: Nvidia Tries to Turn Its Chips Into Wall Street Collateral
Let's start with what was actually announced, because the number "$500 billion" is doing a lot of work and it is worth being precise.
Nvidia did not borrow $500 billion. It signed memorandums of understanding (non-binding letters of intent) with six asset managers to help "mobilize more than $500 billion in third-party capital" to build AI data centers and buy the hardware inside them. The money would come not from Nvidia and not even from the asset managers' own balance sheets, but from their clients: pension funds, insurance companies, endowments, family offices and sovereign wealth funds. Nvidia's role is to lend its credibility. In Huang's own words in the announcement blog post, Nvidia would "provide a residual value support mechanism for up to 25% of an opportunity, assessed carefully on a project-by-project basis."
In plain terms: if a data-center project can't pay its bills, Nvidia agrees to eat some of the loss, up to a quarter of it, which makes lenders comfortable enough to lend at a reasonable interest rate.
The framing Huang chose was deliberate and, to his critics, revealing. On CNBC he said (relayed on Squawk Pod, Aug 12): "This is really the first time that technology chips have become an investable asset class. This is a very big concept... These are revenue-generating assets. Now, they're productive. They're long-lived. They're fungible. They're flexible." Each gigawatt of capacity, he added, "is something like 50, 60 billion dollars."
Why does Huang care so much about the phrase "asset class"? The best explanation of the week came from Jay Goldberg, an analyst at Seaport Global Securities, on Prof G Markets (Aug 12). Goldberg walked through the history: in 2022-23, Nvidia gave its first cloud-rental customers, like CoreWeave, easy payment terms. As the numbers got bigger, that wasn't enough, so Nvidia started offering backstops, promising to buy back unsold compute. Today, he said, Nvidia already carries "$30 billion of what they call compute service agreements", off the balance sheet, in the footnotes.
Here is the crux of Goldberg's point, and it explains the whole deal: lenders have always refused to treat GPUs as collateral. When a rental company borrows to buy chips, the loan is really backed by the customer's promise to pay, a Microsoft long-term contract, say, not by the hardware. But the hyperscalers (the giant cloud companies) are increasingly building their own capacity and are "less willing to sign these deals with third-party" rental firms. So the customer-guarantee that used to underpin these loans is shrinking. Nvidia's answer: convince lenders to accept the GPUs themselves as collateral. Goldberg's verdict: "I personally don't think that's going to land with investors... ultimately, it's debt... And I think debt is very pro-cyclical. When times are good, like they are now, everybody wants AI... The problem is when the cycle turns, and the cycle always turns, this kind of thing will amplify the pain on the downside."
The Bull Case, Stated Fairly
The clearest defense came from Srini Pajuri of RBC on The Exchange (Aug 11), debating The Verge's Nilay Patel. Pajuri called the deal "very sensible." His argument rests on real cash flows: the SpaceX-Google-Anthropic compute deal is priced at "anywhere from $5 to $11" per unit of GPU rental, which he called "very, very attractive ROIC generating returns." His killer detail on the depreciation worry (the fear that chips become worthless fast) is that Nvidia's oldest data-center GPU, the A100 announced in 2020, is still rented out at good rates today. That, he argued, means the useful life of these chips is "much longer than depreciation as we define it in terms of accounting, which is six years." As for supply flooding the market and crushing prices, Pajuri said supply is "very, very tight right now" and won't come into balance "anytime in the next couple of years," even Nvidia, he noted, is having to use less memory in its coming Rubin generation because memory is so scarce. And on whether it's circular financing, his response was that Nvidia's revenue run-rate is already about $350 billion this year and it will generate more than $200 billion of free cash flow over the next 12 months, so this is a company financing real demand, not manufacturing it.
That view has plenty of company. On CNBC's Fast Money (relayed on RiskReversal), Gene Munster called it evidence that "we're still in the early innings." And Art Hogan, on Facts vs Feelings (Aug 12), argued this is nothing like the dot-com peak: back then ~2,600 companies went public at 75-80x forward earnings, whereas today only ~100 companies go public a year and the Nasdaq trades at 32x and the S&P at 19x, with real businesses behind the spending.
The Bear Case, Stated Fairly
The skeptics were louder and more numerous this week. On the same Exchange segment, Nilay Patel made the cleanest counter: "This is a huge claim to make that compute is now an asset class. It is unclear to me why the price of that asset would ever go up." His logic is that computing gets cheaper over time by its very nature, Nvidia's own new chips make the old ones obsolete faster, and that the real unit of value, the AI "token," is falling in price. He noted he isn't alone: Constellation Research called the deal a possible "bell at the top," and analyst Ben Thompson compared it to the railroad financing schemes of the 1800s.
On RiskReversal (Aug 12), veteran traders Guy Adami and Dan Nathan zeroed in on the mechanics. Nvidia backstops up to 25% "without putting up capital," using its own products as the collateral, while "every major financial institution on the planet is raising capital... from insurance companies, pension funds, endowments, family offices, sovereign wealth funds" to fund it. Nathan relayed a nickname coined that morning by CNBC's Ron Insana: "collateralized chip obligations", CCOs, a pointed play on the CDOs (collateralized debt obligations) at the center of the 2008 crisis. And they flagged the market's own verdict as the real signal: "if this was as bullish as that roundtable suggested, Micron should be up on the day. Micron is not up on the day." Adami's phrase for the whole thing was "the point of diminishing marginal returns," six months ago this news would have lifted the market; now "it seems to be falling on deaf ears."
Adami also pointed to the bond market, which is where this newsletter's bulls and bears have been converging for two issues running. Nvidia's five-year credit default swaps (essentially the cost of insuring its debt against default) have "nearly doubled" in a month, from about 40 basis points to 77.5. In dollar terms, insuring $10 million of Nvidia debt went from $40,000 to about $77,500 a year. This is supposed to be one of the best credits on earth, the company generated roughly $50 billion in free cash flow last quarter alone, so the move is small in absolute terms but telling in direction: bond investors are getting "slightly uneasy about all the backstopping." Even Goldman CEO David Solomon, at the roundtable, reportedly acknowledged the banks would be "losers in this whole thing as well."
The most detailed bear was Ed Zitron of the Better Offline podcast, who devoted both his Aug 12 monologue and a Squawk Pod appearance the same day to it. His core points:
- The MOUs are worthless until contracts are signed. He recalled that in September 2025, Nvidia announced a $100 billion investment in OpenAI to build 10 gigawatts, also based on an MOU. In the end Nvidia invested $30 billion and, by his account, "OpenAI built zero gigawatts of data center capacity as a result."
- It's "vendor financing by proxy." On Squawk: "NVIDIA is raising the funding. They're finding the customers. They're the vendor. They're the customer in some cases with CoreWeave. They basically pay people to rent back the GPUs that they sell them. They help raise the debt. They find the sites." He noted Nvidia has ~$1.3 billion of four-year contracts with rental firms Lambda and CoreWeave, and invested over $2 billion in CoreWeave post-IPO.
- The revenue math behind the urgency. Nvidia made about $216 billion in the fiscal year that ended January 2026. Wall Street now expects $393.7 billion for FY2027, $565.7 billion for FY2028 and $694 billion for FY2029, implying it sells over $1.6 trillion of GPUs by January 2029. With 90%+ of revenue coming from data-center hardware, Zitron argues that pace can only be hit by helping cash-strapped customers borrow.
- The demand-concentration worry. He repeated the estimate that ~70% of Microsoft's fiscal-2026 AI revenue (about $34 billion) traces back to OpenAI, and cited a UBS estimate that 48% of Google Cloud's revenue next year, over $124 billion, will come from OpenAI and Anthropic. Flag: these concentration percentages are third-party analyst estimates (from Barclays, UBS and Wells Fargo), not figures the companies disclose, treat them as directional, not gospel. We have flagged the same figures in prior issues.
The most colorful version of the bear case came from George Gammon on Rebel Capitalist News (Aug 12), who called the structure a subprime-mortgage rerun dressed up in new marketing, and noted the irony that BlackRock's Larry Fink himself compared the plan to the early mortgage-backed securities market of the 1970s. Gammon's point, under the theatrics, was the serious one: the risk is being sliced, tranched and sold on to pension funds and insurers, which is exactly how systemic risk spread in 2008.
Why it matters: This is the moment the financing question stopped being abstract. Whatever you think of it, the deal tells you three concrete things. First, the customer-guarantees that used to fund AI infrastructure are running thin, or Nvidia wouldn't need to step in. Second, the marginal buyer of AI credit is now the pension fund and the insurance company, which drags Main Street savings into the trade. Third, and most importantly for anyone holding these stocks: the tell to watch is no longer the earnings, it's the credit market, Nvidia's own CDS, Oracle's, and the yields on neocloud debt. When the biggest bulls and the loudest bears both tell you to watch the same gauge, watch the gauge.
Optics Breaks Its Silence: The Lumentum CEO Speaks
For several issues, "optics" has been our clearest example of negative space, the parts and cables that shuttle data around data centers were soaring in the stock market, but not a single company executive would go on record. That broke this week, and emphatically.
Michael Hurlston, CEO of Lumentum, gave a CNBC exclusive on Squawk on the Street (Aug 12). Lumentum makes the high-power lasers and photonic components (devices that move information using light instead of electricity) that let data move fast enough inside an AI data center. His comments were the strongest operator confirmation of the optics boom we've had:
- He raised the company's quarterly revenue guidance to about a $1.25 billion midpoint, "more than a quarter ahead" of the target laid out just months earlier at the industry's Optical Fiber Conference.
- On demand: "The demand signal that we're seeing from the hyperscalers is just incredible. So we see really no end in sight."
- On his own constraint: he is now "much further behind on ultra-high-power laser supply than we were three months ago," because building manufacturing capacity takes two to three years and, even looking that far out, "we're still behind."
- On the overbuild fear: he pushed back directly. Orders are "essentially take or pay" (meaning customers must pay even if they don't take the goods) and stretch out three years. "We really feel like this is a five-year cycle."
- On a possible U.S. crackdown on Chinese optical-transceiver imports (reportedly under consideration at the FCC): he said U.S. suppliers make only about a third of the transceivers going into data centers, so cutting off the other 66% "would be a big problem" if not handled thoughtfully, though near-term it makes Lumentum a beneficiary.
- His most reassuring line for a nervous investor: even if the build-out "slowed to a crawl," Lumentum would be fine, because inside data centers the wiring is shifting from copper to light regardless. "Light is coming in more and more in the data center."
Lumentum's stock rose ~5.3% on the day and is up more than 620% on the year, following an earnings beat (revenue reportedly doubling toward $1 billion with operating margins near 36.6%, per The Rundown, Aug 12). Coherent, the other big optics name, was up 42-44% the prior week (Stock Market Today with IBD, Aug 10).
Why it matters: Optics has been a stock-market story chasing an absent operator voice. Now the CEO of one of the two biggest names has confirmed the boom on the record, with take-or-pay orders to 2029 and a supply position that is getting tighter, not looser, and, crucially, he made the case that his business survives even a slowdown because of the copper-to-light shift. If you have been treating the optics rally as pure sentiment, this is the week you got a fundamental to hang it on.
The Rental Companies Show Their Hand, and Their Debt
The "neoclouds" (companies like CoreWeave and Nebius that buy GPUs and rent them out) reported this week, and the operator numbers were genuinely strong. So were the warnings buried in their debt.
CoreWeave CEO Mike Intrator on Squawk on the Street (Aug 12):
- Brought 500 megawatts of power online; installed base now 1.5 gigawatts.
- Backlog of $104 billion, roughly 4x a year ago, and in the five weeks since the quarter closed, signed more than $25 billion of additional contracts. As Intrator put it, "$25 billion is virtually the size of our backlog a year ago."
- Revenue up 112% year over year; operating margin ~5% this quarter, guided to snap back to the low teens by Q4 2026, with a further 5-10 percentage points of margin coming from new deals (felt in 2027-28).
- His depreciation answer, echoing Nvidia: he has contracted a 2020-vintage A100 architecture all the way out to 2029 "at full freight", evidence, he argued, that old chips have "a longer useful life than anyone anticipated." A Bank of America trading note quoted on the show quipped that "depreciation bears" were "getting defenestrated."
- He called Nvidia's $500 billion platform "an affirmation... of the business model."
But the debt tells a more cautious story. On Motley Fool (Aug 12), the hosts noted CoreWeave paid $640 million in net interest in a single quarter, raised its full-year capital-spending outlook to nearly $40 billion, and that its 9% bonds due 2031 (which yielded over 12% weeks ago) still yield just under 11%. Newer, chip-backed loans are being done at the overnight SOFR rate plus 2.5%, which one host called "junk territory." The summary line was sharp: "The equity just can't seem to get enough of this good news. But the debt markets are like, hey man, you've got to pay up." Rival Nebius reported revenue up 454% year over year, with 70% of its Q2 deals including customer prepayments, and short-term capacity deals fetching over $40 million per megawatt, nearly quadruple its 2026 base rate.
On the systems side, SuperMicro finally delivered what analyst Sajal Dogra of Rosenblatt (on Bloomberg Tech, Aug 12) called a "breakout quarter" after missing the last six or seven. It guided current-quarter revenue to as much as $15.5 billion, above every analyst estimate, with margins expected to expand toward 11% next year (versus Wall Street's sub-10%). Dogra raised his price target to $51 from $45 but flagged that the U.S. investigation into alleged diversion of Nvidia gear to China is "still ongoing." Nvidia's manufacturing partner Foxconn (Hon Hai) reported net income up 35% to about $1.9 billion and said mass production of Nvidia's next-gen Vera Rubin platform begins this quarter, with shipments in Q4.
And a brief update on last issue's lead: Elon Musk told SpaceX employees (relayed on the same Squawk segment) that SpaceX's AI compute revenue, from renting to the likes of Anthropic and Alphabet, "will exceed all other SpaceX revenue probably in September... and will significantly exceed all other SpaceX revenue in the fourth quarter," on the way to 10 gigawatts by the end of next year. Flag: as with all SpaceX figures, these are relayed on podcasts, not read from filings.
Why it matters: The rental companies are the purest read on real-world demand, and the read is loud: more power, bigger backlogs, older chips holding their value. But they are also the most fragile link, thin margins today, heavy debt, and a business model that only works if the trillions of dollars of hyperscaler spending actually shows up in 2029-30 to justify the capacity being built now. The equity market and the debt market are pricing two different futures for the same companies.
Memory: SK Hynix Bets $38 Billion to Win Back a Crown
The memory shortage, the theme that has run through every issue, got a fresh capital number this week. On the Elon Musk Podcast (Aug 11), the discussion centered on SK Hynix committing $38 billion to two new Korean plants: about two-thirds to a facility in Yongin for high-bandwidth memory (HBM, the stacked memory that feeds AI chips) and next-generation DRAM, and one-third to a Cheongju facility for NAND storage. The trigger: Samsung has recaptured the No. 1 spot in DRAM at 39% share, while SK Hynix slipped to 26%, described as the kind of reversal that "triggers emergency board meetings." At the same time, SK Hynix is reportedly looking to sell a majority stake in a ~$3 billion packaging-and-testing plant in China while keeping a minority position, concentrating its most advanced work at home.
The demand side is almost hard to believe. On Equity Mates (Aug 10), the hosts noted Amazon raised its capital-spending guidance by $20 billion largely because memory prices jumped, and that Samsung has guided its 2026 operating profit to exceed its entire prior 40 years combined. One unnamed hyperscaler CEO reportedly said the industry needs "a new word for price gouging, because what they're doing is not price gouging, it's on another level." The hosts prefer SK Hynix to Samsung on cash flow, noting the stock trades near three times earnings, but with an important caveat for anyone tempted: cyclical stocks look cheapest exactly when their earnings are peaking, "so don't back up the truck."
Why it matters: Memory remains the physical bottleneck of the whole build-out, the reason Nvidia is reportedly having to design lower-memory versions of its next chips. $38 billion of new supply is coming, but fabs take years to build and tune, so the shortage, and the extraordinary profits it is generating for SK Hynix, Micron and Samsung, looks set to persist through 2027. The risk is timing: you are buying peak-cycle earnings, and the market knows it.
The Debate, Steel-Manned: The Bear Who Thinks the Math Breaks Even if AI Wins
The most rigorous bear of the week wasn't shouting. Investor and analyst Paul Kedrosky laid out a careful case on Big Technology (Aug 12) that is worth taking seriously precisely because it grants that the technology is real.
His scale-setting first: measured as a share of GDP, of non-residential fixed investment, or of GDP growth, the AI build-out is now larger than any capital-spending boom in U.S. history except World War II rearmament, and it is compressed into far fewer years than the ones that came before (electrification took ~30 years, the railroads decades, the fiber-optic boom four-plus years). As of the second quarter of 2026, he said, more than 50% of data-center funding is now external financing, off the balance sheet and beyond company cash flow, and tech has become the single largest slice of the high-yield bond market.
Then his three structural problems, which is where his argument goes beyond the usual:
- Duration mismatch. A data center looks like a long-lived asset (like an apartment building) but behaves like a short-lived one, because the hardware inside needs wholesale replacement every four to seven years; some GPUs fail on an 18-month cycle. Unlike an apartment, it never stops eating capital.
- The product is deflating. The "widget" a data center produces is AI tokens, and tokens have been getting 70-80% cheaper every year for four years. For rising volume to offset a compounding 80% price decline, he argues, you would need something like a 100-million-fold increase in token usage over six years. Possible, he says, but not the base case.
- Model convergence. Because the leading AI models are increasingly hard to tell apart, competition is shifting to price, which is why cheaper Chinese models now dominate usage rankings, accelerating the deflation.
His answer to the obvious question, if the math is this bad, why do the checks keep coming?, was the most memorable passage of the week. He invoked the 2008-era line, "as long as the music is playing, you've got to get up and dance," and described how the world's largest pools of capital (sovereign wealth funds, private credit, private equity) now filter opportunities by check size rather than economic value. Once you're managing hundreds of billions, "you start looking at opportunities not in terms of their economic value but in terms of check size," and the only things big enough to absorb a $50-100 billion check are giant data-center campuses. AI, he argued, uniquely "sits at the intersection of" all four classic bubble ingredients, technology, real estate, loose credit and government policy, giving four different groups four different reasons to keep writing.
The bull rebuttal, fairly stated, ran through several shows. On Equity Mates, the case was that the demand is undeniably real and monetizing fast: OpenAI reportedly made more AI revenue in July than in the entire prior quarter; Anthropic is on track to exit 2026 at a ~$100 billion revenue run-rate (from $5-10 billion this year); and Amazon's Andy Jassy said AWS breaks even on its server hardware in two to three years, after which "it's full profit." The combined cloud backlog of Amazon ($496 billion), Google ($514 billion) and Microsoft ($678 billion) tops $1.5 trillion of committed, contracted demand. The bull's framing: this is not a valuation bubble like 2000; if it's anything, it's an earnings question, will those backlogs convert.
Why it matters: The bull and bear cases have finally sharpened into a single testable question. The bulls say: the backlogs are real and contracted, so the cash will come. The bears say: even real demand can't outrun an 80%-a-year price decline in the underlying product, and the financing is now flowing from people (pensioners, insurers) who don't understand what they're funding. Both sides, again, point to the same referee, the credit market. That is the through-line of this issue: watch the spreads.

Read-throughs
- Watch credit, not earnings. The single most actionable idea across every show this week: the marginal signal has moved from the income statement to the bond market. Nvidia's CDS, Oracle's CDS, and neocloud bond yields (CoreWeave ~11%, chip-backed loans at SOFR+2.5%) are now the real-time referendum on the build-out. A widening there will matter more than any single quarter's beat.
- Old chips holding value is now a confirmed, repeated operator claim, from CoreWeave, from Nvidia, from RBC (the A100 point). If true and durable, it undercuts the depreciation bear case and supports memory and rental economics. If it's a late-cycle artifact of scarcity, it reverses hard. This is the crux to track.
- Optics has a fundamental now. Lumentum's take-or-pay-to-2029 and copper-to-light argument give the optics rally an operator anchor for the first time. The overhang is regulatory (the possible FCC transceiver rule), not demand.
- The reflexive risk is Main Street. By routing AI financing through pension funds and insurers, the $500B structure ties household savings to GPU demand. That's what makes the "collateralized chip obligations" nickname more than a joke, it describes who is actually holding the risk.
What Changed Since Tuesday's Issue (014)
- The frame crystallized into an event. Issue 014 argued the story had shifted to how the build-out gets paid for (debt, off-balance-sheet leases, accounting reclassifications). Issue 015 is that abstract worry made concrete: Nvidia's $500B platform is the actual vehicle, and "chips as an asset class" is the actual pitch.
- New voices on the bubble. Cahn and Yardeni (014) give way to Kedrosky (the duration-mismatch bear), Pajuri vs Patel (the asset-class debate), Goldberg and Nathan/Adami (the mechanics), with Zitron carrying over but now anchored to the $500B deal rather than to circular-financing generally.
- Optics flipped from negative space to a lead. After weeks of pundit-only coverage, Lumentum's CEO spoke on the record, the biggest change in the coverage map this week.
- Fresh operator numbers from CoreWeave, SuperMicro and Nebius (Issue 014 had none of these prints).
- Memory re-angled from Nvidia's Rubin memory de-spec (014) to SK Hynix's $38B supply response and the Samsung share reversal.
- Power/grid demoted to continuation. The politics story (Texas' ~400GW+ interconnection audit and batch-zero freeze, New York's one-year >50MW pause, PJM's capacity-price spike) rolled forward with no materially new operator angle beyond Issue 014, so we're not re-running it in depth this issue.
