The prior issue (Thursday, Aug 13) was about the *memory-versus-optics* rotation and Nvidia's credit-default-swap cost doubling. This cycle the conversation hardened around one question (**is Nvidia's $500 billion plan clever plumbing or hidden leverage?**) and, for the first time, someone put a real dollar figure on the hidden part. **1. The bull case for the $500B plan, in plain English: Nvidia is becoming the "central bank of AI."**

This is the clearest articulation yet of why the smart-money bulls think the financing plan is a feature, not a bug.

Here is the mechanic. Nvidia sells the chips. Six of the largest money managers on earth (Baker named Blackstone, KKR, Apollo, BlackRock, Goldman Sachs and others) put up the financing. And Nvidia offers a **residual value guarantee**: after three or four years, it promises those GPUs can still be rented at a certain rate, and it eats the gap if the market falls short, so "you're only bearing 25% of the risk," with the world's smartest underwriters taking the rest. Baker's framing:

> "In some ways, NVIDIA is kind of becoming the central bank of AI. The Federal Reserve of AI... it works through private banks."

Why it's not "circular financing," in his telling: this is Wall Street lending against an asset with real resale value, exactly like airplane financing, where a plane holds value even if the airline fails, so you can finance it cheaply. To make that work, Nvidia has to standardize the GPUs into reference designs so the banks can "package it up and securitize it, turn it into securities... like they did with mortgages." (The mortgage comparison is the bulls' own analogy, which tells you something.) The strategic point Baker keeps hitting: the *demand* is bigger than the money available to build it, so Nvidia is removing the financing bottleneck to grow into the real size of the market. The panel's own guardrail, what David Sacks calls a "dead man switch," is that Anthropic and OpenAI are the two biggest customers; if either takes its hand off the buy button, "there'll be a pileup." Why it moves numbers: if you believe this, Nvidia is quietly turning into a capital-light toll-taker on the entire build (it keeps a revenue share above the guaranteed floor), and Morgan Stanley reportedly wrote that it "could very quickly become a very large cloud."

Two eye-popping figures from the same conversation to file away: Elon Musk's xAI wants to add "six to eight gigawatts next year," which the panel pegged at **$300 to $400 billion of capex**; and Anthropic, which they think exits 2026 around a $100–120 billion revenue run-rate, is expected by these investors to roughly *quadruple* toward **$400–500 billion** in 2027. Baker: "10 billion to 400 billion is 40X." Take those with the appropriate salt (they are investor guesses, not guidance), but they show you how the bulls are sizing the thing.

**2. The bear case, from a bond historian: "This is a debt cycle," and here's the $1.5 trillion.**

Working off Goldman Sachs analysts who went through the filings line by line, Wigglesworth says the hyperscalers' *off-balance-sheet* obligations (lease guarantees plus purchase commitments) jumped **from roughly $1 trillion to roughly $1.5 trillion in a single quarter.** Of the lease piece, about $500 billion is from leases that have already started (so it shows up in the accounts as a payment obligation), but **about $1 trillion is for leases that haven't even begun yet, and that appears only as a footnote.** On top of that, purchase commitments for chips, memory, cooling and *power* also climbed from about $1 trillion to about $1.5 trillion. Google alone has purchase commitments of **$800 billion**, "chips, memory, equipment, cooling, electricity, the whole jamboree," nearly half the group total, of which roughly $200 billion is due in the next year or so.

The mechanism to understand is the one Meta pioneered with its Hyperion data center in Louisiana: Meta only buys ~20% of the project, funds the rest through a joint venture with Blue Owl, and then *guarantees a 20-year lease* whose payments cover the whole cost. The debt never appears on Meta's balance sheet, but the lease guarantee is, in Wigglesworth's words, nearly impossible to "squirrel out of." His verdict is the quotable one:

> "This is a debt cycle... Debt-fueled capex cycles are very different [from equity ones]. Even when... AI kind of transforms the world, quite often they end in tears."

His reasoning is history, not hysteria: the dot-com bust was mostly *equity*-financed, so it dropped the stock market 50% but was an economic "nothing burger." Railways and canals were genuinely transformative *and* still ended in financial ruin for early lenders, because they were financed with debt. Why it matters: "betting the house" is now literal, and the house is leveraged in ways that don't show up where most investors look.

**3. A "Big Short" veteran walks through the same plan, and calls the 80% margins the thing that has to break.**

His read on *why* the $500 billion plan exists: the hyperscalers' balance sheets and the ordinary bond market were "probably tapped out," so the architects had to find a brand-new pool of capital. The solution: promise wealthy investors, pensions, insurers and sovereign funds "high single-digit yields with no volatility," 7–8% when Treasuries pay 3–4%, with Nvidia's 25% first-loss guarantee as the sweetener, and the asset managers "collecting a toll" of 50–100 basis points. That solves the first of the two great bear worries (is there enough capital?). But the second (**will the returns actually be there?**) is unanswered, and Daniel thinks the math eventually forces a reckoning:

> "The 80% margins that we're seeing at the memory names and at Nvidia are unsustainable... eventually they have to come down... to 60 or 40."

His logic: enterprises are "heat-seeking to the lowest cost on their tokens," including open-source and Chinese models, so more capex just fuels a price war that grinds those fat margins down. He frames the whole bull-bear standoff as a "duration mismatch": the bears see the problem two to three years out; the bulls (he name-checks Steve Eisman as newly skeptical but not yet alarmed) see the capital still flowing today and say "not a problem *yet*." His tell to watch: Nvidia's credit-default-swap cost going "from $40 to $75 or $80" is "nowhere"; but "if you start seeing triple digits... you start getting really nervous." And the deepest point: "No one assumes this won't get funded. To me, that would be the signal." The bears were betting it *wouldn't* get funded, and the $500 billion plan just took that bet off the table, which paradoxically extends the boom. Why it matters: it tells you what to watch (CDS toward triple digits; memory/Nvidia gross margins rolling from ~80% toward 60%) and reframes the plan as *prolonging* the cycle rather than fixing it.

**4. Memory's counterpunch: "It's not a commodity anymore," and the valuation gap is absurd.**

Loria's core claim: high-bandwidth memory (HBM) "is designed into a data center and into a server years in advance... It does not fit any definition of a commodity. But that's why the stock's held back because people are still in a 2023 mindset." Three years ago memory was for storage; now "memory is used to run AI models, models run better with more memory, faster with more memory." His valuation punchline is the one that should stop a PM:

> "In what world are AMD and Intel worth 35 to 60 times earnings and Micron six times earnings?"

Micron is doing ~89% gross margins at a ~6x multiple; AMD trades ~35x, Intel ~60x. Loria thinks "the biggest pocket of profit will end up in the semi pocket for the next at least two to three years," and that if you break the chip business into parts, "the memory business is a better business than the CPU business." He is far less kind to the NeoClouds in the same episode (see read-throughs): CoreWeave borrows at 9% to earn a return that is under 1% today and maybe ~4% next year, "taking a 9% margin loan to invest it in Treasuries." Why it matters: if memory is a structural AI-infrastructure play rather than a cyclical commodity, last week's rotation *out* of memory was a head-fake, and the multiple gap is the opportunity.

**5. Amazon just built its own 7.6-gigawatt gas grid, and skipped the Texas grid entirely.**

Amazon is developing a **7.6-gigawatt off-grid gas plant** in Pecos County, West Texas (8,000 acres called GW Ranch, built by Pacifico Energy, with **35 gas turbines**), "one of the largest privately developed gas plants ever in the U.S." Its air permit authorizes up to **33 million tons of CO2 a year, roughly double the most polluting coal plant in the country.** The crucial detail for the trade: Amazon has *not* applied for a grid connection in this phase. It is going entirely "behind the meter," and in doing so takes the notoriously clogged Texas grid operator, ERCOT, out of the equation:

> "This is no longer an alternative to the grid. It is the grid. It just happens to be a private grid owned by hyperscalers built on gas in West Texas."

Because it sidesteps ERCOT's interconnection queue, it also dodges the "stop audit" and the multi-year "batch zero" backlog that won't clear until ~2030–2031. Why it matters: the fastest path to power right now is to build your own gas island and ignore the utility. That is bullish for gas-turbine and on-site power equipment, bullish for cheap stranded West Texas gas, and a warning for anyone betting the grid interconnection queue is the bottleneck the hyperscalers must wait behind; increasingly, they simply won't.

**6. OpenAI's own study couldn't find the ROI.**

OpenAI published a 69-page working paper, "How Organizations Use AI," covering **1,500+ organizations and 17 million messages** through March 2026. Usage exploded, with total output up sevenfold in nine months. But buried in Table 2 on page 35 is the finding that matters for capex: **"Revenue per employee is not meaningfully associated with output tokens per employee or messages per active user once other controls are included."** Two other measures were positive but "too imprecise to support a strong conclusion." Morgan's takeaway is sharp and fair: this isn't proof AI doesn't work, but "usage volume is not a business outcome," and the study, assembled "by a company that has more incentive than anyone else on earth to find a positive result," found no revenue link. Why it matters: the entire $1.5 trillion build rests on the assumption that all this compute converts to enterprise value. The vendor best-placed to prove it just… didn't.
