### 2. The 230-versus-93 gigawatt gap is the number to memorize

Two cautions she raised that a landlord bull should sit with:

- *The risk premium is thinning.* With the 10-year Treasury "pushing up… beyond 4… to 4.6, 4.7," a 4-handle cap rate leaves almost no cushion over the risk-free rate. "The cap rate is so close to the risk-free rate it doesn't really allow for a lot of wiggle room."
- *Functional obsolescence is real.* Because new chips pack more power into less space, "you can now have a 50,000 square foot data center that perhaps only needs 25,000 square feet." An older building can end up half-empty even while demand booms.

She named Digital Realty (DLR) and Equinix (EQIX) as the original first movers and still among the largest REITs globally.

### 4. The hyperscalers have stopped waiting for the grid and started building their own power

This is the most vivid operational shift of the week. On *Inevitable*, reporter Michael Thomas (who tracks these projects from satellite images) described XAI's Colossus, which wheeled "a couple dozen" gas turbines on the backs of semi trucks into Memphis and stood up a gigawatt-scale site in months, versus a utility quote of about seven years to connect in Virginia. The economics behind the mania are staggering. Thomas laid out why speed-to-power is worth almost any cost:

> "Every year that you can get online sooner is $10 to $50 billion of revenue."

He said the historical rule of thumb was about *$10 billion of revenue per gigawatt* of capacity; the SpaceX/XAI deals signed recently with Google and Anthropic priced closer to *$30–50 billion per gigawatt* because it was the only available compute in the world at that scale. He now tracks *more than 100 GW* of these behind-the-meter projects announced, though only a couple of gigawatts are actually operating today, with 5–10 GW under construction. ### 5. Oracle became the sector's Rorschach test

The bear read, from the *Elon Musk Podcast*: Oracle is now carrying roughly *$125 billion of debt* built entirely on AI infrastructure, and is cutting staff (a prior round removed 21,000 people, ~13% of the workforce) with a restructuring budget expanded by $700M to $2.8B, "liquidating human capital to service the debt on physical capital." And the timing is brutal because "the 10-year Treasury yield is hitting 5 percent," which raises the cost of every dollar of that debt. ## The debate

Here's the honest thing about this week: *the bulls carried the conversation, and almost no one made the structural bear case.* So let's steel-man both, but flag where the bear side is a framing of scattered warnings rather than a guest banging the table.

*The bull frame: scarcity re-rates the landlords.* Power is scarce, connections are scarcer, and demand is compounding faster than anyone can build. Cerebras CEO Andrew Feldman put the supply side bluntly on *Uncapped*: even with a good builder, raw land to a 50-megawatt block is "18 months," and generators, transmission switchgear, and chillers are all long-lead items. Asked whether we'll overbuild or stay short, he didn't hesitate: "We won't have enough data centers… five years, we will still be chasing data centers and we'll still be chasing chips." *The bear frame: the money side is starting to strain.* No guest argued data centers are oversupplied. But three cracks showed up around the edges:

The real bear case, hyperscaler self-build cannibalizing colocation demand or an actual glut, was *not* voiced by anyone this week. If anything, the self-build boom (see below) looks additive to power demand, not a substitute for landlords. But the absence of a bear is itself a signal worth watching.

*Microsoft (MSFT): the disciplined giant, and a tell on leasing.* Satya Nadella, on *All-In*, reaffirmed "I'm good for my 80 billion… building out Azure," and gave the clearest colocation read-through of the week. He splits infrastructure into long-duration assets he owns (land, power, "cold shell") and "kit" (racks and chips, which he called 60% of the cost). His approach: "build more, lease some, and then if we really need to surge, we will even rent. Right now, we're even renting quite a bit because we… were short on supply." Bloomberg Intelligence's Anurag Rana put a price on Microsoft's ambition: ~$200B a year to triple capacity from 12 GW to 38+ GW, at *$40–60 billion per gigawatt*, "half of that goes to NVIDIA." His warning is the one every REIT holder should internalize: permits and power are "the single biggest… obstacle," and the community opposition is now "not just with the Democrats, but Republicans as well." *Alphabet (GOOGL): the efficiency and power leader.* The deepest single-name work of the week came on *The Investor's Podcast*. Google Cloud grew *63% then 82% YoY* in the first two quarters, to a ~$100B run-rate, with a *$500 billion-plus backlog* (up 5x from $106B a year earlier) and margins near 36%, now on par with AWS. *Vistra (VST): the picks-and-shovels power play.* Doré's segment doubled as a Vistra investor pitch. The company will own ~50 GW of generation after the Cogentrix deal closes and has locked 20-year contracts with the biggest buyers on earth: Amazon at the Comanche Peak nuclear plant, and Meta for PJM nuclear plus *433 MW of nuclear uprates* over six to eight years. Her tell on where the market is: hyperscalers started wanting only carbon-free power but are now "getting down to the next rung on the needs ladder, which is to sign up for gas," she flagged the Microsoft-Chevron gas plant in Texas as "the first time Microsoft had… publicly associated with gas plants."
